A 60,387 sq m full block, mixed-use development site located in the soon to be revitalised Capitol Riverfront District

In April 2015 we broke ground on F1RST, our new mixed-use project at Washington DC’s Capitol Riverfront, unlocking the potential of a development site we acquired in 2012 across from the Nationals Park baseball stadium.

The development is the "highest and best use" of the federal land where F1RST will stand. "It's a win-win for the federal government and the District of Columbia".

F1RST is located in a burgeoning neighbourhood that already includes diverse employment opportunities as well as public open space. Our vision is for it to become a destination connecting individuals to amenities not only within the building, but also within the evolving neighbourhood.

The project, designed to LEED Silver, will offer 325 rental apartments, of which 50 will be offered at below market rental rates, a 170-room Residence Inn by Marriott and over 2,300 sq m of retail space. Residents will have access to an outdoor amenity area containing a pool, a gym, cooking stations and a rooftop theatre with a view into Nationals Park baseball stadium.

F1RST is less than a quarter of a mile from the waterfront, a block from the Metrorail stations, a mile from Capitol Hill and minutes away from the Washington Navy Yard, a destination for tourists and work-place for thousands of federal employees.

87% of construction waste for the residential portion will be diverted from the local landfill to recycling facilities.
