At the Operating Company level, we have undertaken a number of projects illustrating Grosvenor’s commitment to the environment.

MAYFAIR AND BELGRAVIA, LONDON, ENGLAND - We are installing smart meters on key Grosvenor owned and managed properties. We also procure 'green' electricity for our directly managed buildings, and have produced a "Going green toolkit"for residential occupiers on the London estate to help give practical guidance on how to retrofit their homes. 15 PASSMORE STREET, BELGRAVIA, LONDON, ENGLAND - This property was awarded an EcoHomes rating of 'Excellent' with the second highest score of any UK residential refurbishment accredited in 2011. The property was retrofitted with a range of features including photo-voltaic panels and rainwater collection. 99% of the construction waste was recycled. Westminster City Council now use the project as a case study in their retrofitting guide.

251 POST STREET, SAN FRANCISCO CA, USA -Improvements in 2012 have resulted in the US Green Building Council awarding it a LEED Gold certification, after it was previously recognised by Energy Star as being in the top 25% of US buildings in terms of energy efficiency. Environmental initiatives included: upgrades that have reduced water use by 30% and a green roof over the mezzanine floor.

40-54 GROSVENOR HILL, MAYFAIR, LONDON ENGLAND - This development achieved a BREEM Excellent rating. We enhanced its environmental performance by including ground-source heat pump and chilled beams to regulate the internal temperature. Improvements to the adjoining public realm included pedestrianizing Bourdon Place, a 180 sq m private mews, cleaning and reusing 26 tonnes of materials; we also planted trees and instralled sculptures..

NEO BANKSIDE, LONDON, ENGLAND - We created gardens of seasonal fruit and herbs. Rainwater is harvesting to irrigate the landscaped gardens. Residents have access to a free bicycle hire service. NEO Bankside won the 'Best Large Development' category at the Evening Standard Property Awards and the highly prestigious overall 'Grand Prix Award 2012'. Credentials - NEO Bankside

SHINSEN, TOKYO, JAPAN - We replaced halogen lighting with energy efficient LED lighting in all the common parts in Shinsen, one of our office buildings in Tokyo. Rather than use new LED fittings, we found bulbs that fit the existing halogen light fitting, minimising material waste and implementation cost.

RICE LAKE SQUARE, ILLINOIS, USA - Through active management at our 550,000 sq ft shopping centre we reduced water consumption by 53% in 2012. Improvements include the introduction of soft landscaping, remedied water leaks and used water sensors to increase water consumption.

LIVERPOOL ONE, LIVERPOOL, ENGLAND - A bio-diesel processor converts used cooking oil into fuel for the on-site vehicles. This diverts the used cooking oil from landfill, and lessens Liverpool ONE's dependency on fossil fuels. Savings made in purchasing fuel are returned directly to the occupiers through a reduction in service charge.

COURTYARD HOTEL BY MARRIOTT, CHEVY CHASE, MARYLAND, USA - In 2009, we received LEED Gold certification from the US Green Building Council for Courtyard Hotel. The redevelopment of this hotel has resulted in significant energy, water and waste savings. Sustainability initiatives include an on-site hybrid car and provides a bike-to-work programme for employees.

11 GROSVENOR CRESCENT, LONDON, ENGLAND - This refurbishment of an 1870 residential building, completed in June 2008 in line with our strategy of re–investing in our London estate, is the oldest property to achieve an ‘excellent’ Eco homes rating in the UK. Key sustainability initiatives included: energy savings through improved insulation and secondary glazing; use of low energy lighting and installation of a dual coil hot water cylinder and water savings from low flow sanitary ware.

TRUMPINGTON MEADOWS, CAMBRIDGE, ENGLAND - 350 acre residential development site in Cambridge. Grosvenor and JV partner USS have received the Silver Green Apple award from the Green Organisation for the restoration of the River Cam. Recently the final meadows were sown and farmland hedges and copses planted. New footpaths, cycle ways, an allotment and community orchard are being created. www.trumpingtonmeadows.com/environment/

THE RISE, VANCOUVER, CANADA - Includes rooftop community gardens and residents also have electric car charging stations and an electric car for hire, and priority parking for those car-sharing; commercial tenants were trained to undertake waste improvements, targeting 90%+ waste diversions from landfill and are on track to offset the cost of the programme.

400 GEORGE STREET, BRISBANE, AUSTRALIA - The 44,000 sq m office tower in Brisbane was awarded a Five Star Green Star 'Design and As Built (v2)' rating after its completion in 2009 and has recently achieved a 5 Star NABERS 'excellent' energy rating. Sustainability initiatives include: 100% recycled steel for reinforcing and 280 bike racks which are proving popular with tenants and regenerative drives to the lifts which utilises the heat created by the lift braking to create energy.

BELGRAVE HOUSE, BELGRAVIA, LONDON, ENGLAND - Belgrave House has demonstrated year-on-year improvements in all three key areas of the GRESB environment management score: energy, greenhouse gases and water management.

BROADMEAD VILLAGE, SAANICH BC, CANADA - In 2012, our approved designs for a comprehensive retrofit of this shopping centre received the Building Owners and Managers Association recognition as 'BOMA BEST' Level 1 certification, a nationally recognised environmental award.
