DFI and Evervest launch komvi - a new EUR 500 million Danish single-family rental platform backed by

  • JV to launch komvi, a new Danish single family rental platform targeting 500 million of AUM

  • Cornerstone first phase €75mn equity commitment from Grosvenor DPIrepresenting the business’s first Danish investment

  • Komvi seeded with the €150 million off-market forward funding acquisition of c.400single family rental homes across 5 development projects in prime locations

  • Latest strategy is DFI’s third institutional-grade living platform in Denmark following Mylo (flex living) and Blaekhus (student accommodation)

A JV between DFI, an independent pan-European private equity real estate platform, and Evervest, a Danish investment manager, halaunched komvi, a new single-family rental (SFR) platform in Denmark. The platform targets €500 million in assets under management and has secured a cornerstone investment from Grosvenor’s Diversified Property Investments business (DPI)representing Grosvenor’s first investment in Denmark.

The JV aims to tap into the nascent Danish SFR market and capitalise on the continued growth and sophistication of the Danish rental marketwhich is driving demand for high quality, purpose-built and institutionally managed SFR homes.

Komvi aims to capture the growing demand for high-quality, purpose-built rental homes in Denmark’s evolving housing market. The platform has been seeded with EUR 150 million forward-funding acquisition of approximately 400 newly built homes across five residential projects in Zealand, Jutland and Greater Copenhagen. The homes are designed for couples and families and will meet DGNB Gold and EPC A sustainability standards.

DFI and Evervest are currently assessing a deep pipeline of additional opportunities across Denmarkwith plans to expand komvi through targeted acquisitions and forward-funding projects. The investors have been exploring partnership opportunities since 2023 and plans to alongside komvi build out similar living strategies in the coming years.

A strategic partnership built on complementary strengths

Paul Nearchou, Partner at DFI, commented:

DFI has established a strong track record of creating best-in-class living platforms of scale in Denmark and Komvi is our latest strategy to capitalise on secular trends in this undersupplied sector. We believe that the significant capital commitment from Grosvenor, which has chosen to work with us and Evervest for its first investment in the Danish market, is a strong endorsement of both our track record and this investment thesis. Our aim is to build a market leading platform and our seed portfolio gives Komvi immediate scale and quality from launch, comprising newly built rental homes designed to high sustainability standards.”

This latest strategy builds on DFI’s strong track record of creating institutional-grade living platforms in Denmark. This includes Blaekhusa student accommodation platform comprising c. 1,200 student unitswhich DFI sold to PATRIZIA in 2022 for €314 million. DFI has also built Mylo Living, a Danish flex living platform seeded with a 350-unit asset in Copenhagen.

Andy Yates, Chief Investment Officer, Grosvenor Diversified Property Investments, said:

“This deal marks Grosvenor’s first investment in Denmark and exemplifies our approach to backing specialist local partners who share our values and have a deep understanding of their markets.

“The DFI and Evervest teams’ commitment to providing high-quality, sustainable homes that meet local needs aligns with our strategy to deliver long-term value while promoting environmental responsibility, social well-being, and community support.

Evervest builds on a proven Danish track record in residential real estate. The company manages a mandate for PFA, Denmark’s largest pension fund, covering a nationwide residential portfolio. CEO and Co-Founder William Kanta founded BoStad, a former Nasdaq Copenhagen–listed residential property group successfully exited to AP Pension in 2021 and to Goldman Sachs 2025, while COO Sune Ingemann brings extensive experience from leading Nrep’s residential concepts, including the development of Plushusene.
