Grosvenor Boosts UK Private Credit Business with New Director of Origination

Grosvenor’s UK property company has announced James Conolly has joined its expanding credit business as Director of Origination.

Launched in 2022, Grosvenor’s private credit strategy aims to diversify its portfolio by increasing the organisation’s residential exposure, generating reliable, risk‑adjusted returns, and supporting the delivery of much‑needed new homes.

To date, the business has committed over £230m primarily across Living sectors, supporting the delivery of 3,575 homes.

James Conolly brings over 17 years of real estate finance experience to Grosvenor, having most recently been at Topland Group, one of the UK's largest privately owned investment groups.

His ability to identify opportunities across all asset classes and throughout the whole capital stack will support the organisation’s move to expand its activity beyond the UK living sector.

Beginning his career with ten years at RBS in the real estate finance team, James also brings with him a strong network across the sector which will support Grosvenor’s push to deploy over £200m in 2025/26.

Steph Ball, Investment Director at Grosvenor said:

“2025 is a really significant year for us. We are looking to rapidly grow the size of our lending book while also entering new sectors across the real estate market. Having James on board, with his knowledge and network, will help us boost our capacity and impact.”

Conolly said:

“I’m thrilled to be joining Grosvenor at such an exciting time. Their long-standing development expertise really sets them apart as a lender, and with ambitious plans for growth, I’m looking forward to getting started.”
