SPX Capital in at Grosvenor’s 65 Davies Street

  • SPX will pre-let 12,000 sq. ft third floor, with a separate financial services firm taking 19,000 sq. ft across the second and sixth floor.
  • 84% of the developments Grosvenor has completed over the last 12 months have been pre-let prior to the scheme finishing.

Leading global alternative asset manager SPX Capital are the latest to pre-let space at Grosvenor’s 65 Davies Street development taking the 12,294 sq. ft third floor of the Mayfair scheme.

Additionally, Grosvenor has also confirmed a financial services business will be taking the second and sixth floor comprising c19,000 sq. ft.

Grosvenor is experiencing significant demand for new sustainable space. Over the last 12 months, 84% of its completed developments have been leased prior to completion.

With Hayfin recently announced as the occupiers for the fourth and fifth floor, the building is now almost entirely pre-let, with only one floor of c11,000 sq. ft remaining available ahead of its practical completion in November this year.

One of the best-connected offices in London, 65 Davies Street is located directly above Bond Street Elizabeth Line station next to Oxford Street.

Designed by PLP Architecture, the 65,000 sq. ft building features a public art installation by Clare Twomey and an attractive green wall on the south façade, with local species of wildflowers selected to enhance biodiversity. To suit its Mayfair surroundings, the building is finished in terracotta, stone and bronze and has large full-height windows.

Grosvenor is working with partners to invest £1.3bn across Mayfair and Belgravia over the next 10 years, with 14 major projects and 1m sq. ft of redevelopment already underway. This includes South Molton Triangle, a 2-acre mixed use £500m project being developed in a Joint Venture with Mitsui Fudosan UK and Grosvenor’s transformation of Grosvenor Square, London’s second largest square.  

SPX Capital will be relocating from offices in Mayfair, moving from 1 New Burlington Place.
