Creating a new mixed-use destination in Mayfair

South Molton will be a new destination of international significance for the West End.  

The 370,000 sq. ft. mixed-use scheme will deliver new office space, private and onsite affordable housing, a 5* hotel opportunity and new cafes, shops, restaurants, community and leisure space, all stitched together with improved public realm. 

Located next to Oxford Street and the Bond Street Elizabeth Line station, South Molton will be the first port of call for millions of people visiting the West End every year. 

At the heart of the project is a 267,000 sq. ft. joint venture between Grosvenor and Mitsui Fudosan UK, that will deliver, two best-in-class office buildings, providing corporate HQ opportunities in one of the West End’s most sought-after locations. 

The project will enhance the unique character of Mayfair, preserving historic building façades and retaining the area’s landmarks, including refurbishing The Running Horse pub on Davies Street, whilst investing £8 million in a greener, cleaner more pedestrian-friendly public realm.    

In line with Grosvenor’s sustainability commitments, the project will target net zero carbon in operation and construction, minimising embodied carbon and waste wherever possible, with offsetting strategies in place to ensure the development is carbon neutral at practical completion.  

South Molton will attract £6.5 million of spend per year and enhance the range of employment opportunities in the heart of the West End. Once complete, new offices, combined with the shops, restaurants and cafes can create nearly 1,000 jobs as well as up to 80 apprenticeships during construction and c. 440 employment opportunities during each year of construction.  

Works started in 2023, with the South Molton’s homes, work and retail spaces set to open in 2027.

Two of Mayfair’s finest new office buildings

At the heart of the West End’s largest mixed-use development, 56 Davies Street and 60 Brook Street, comprising 71,000 sq. ft and 78,000 sq. ft respectively, will feature world-class office design and facilities, including large modern floor plates, roof terraces, outstanding amenities and leading environmental credentials.

A pedestrianised street home to a variety of retailers, South Molton Street sits on the border of the scheme.

The street is undergoing a deep retrofit of 14 Georgian terraced houses, returning them to original use through the creation eleven new affordable homes, owned and managed by Soho Housing delivered alongside 22 additional private homes and situated above 18 rejuvenated retail and F&B units.

Soho Housing will be the owner and manager of the eleven affordable homes being delivered as part of Grosvenor's 370,000 sq. ft. South Molton project, the West End’s largest mixed-use development. 


The Running Horse Pub

Said to be Mayfair's oldest pub, The Running Horse is a valued community landmark which is undergoing an extensive refurbishment and extension, and is set to benefit from additional dining space and six new guest bedrooms.
