The Hive is a 78,000 sq ft institutional-quality office building in the heart of Manchester's Northern Quarter, a vibrant hub for creative and technology businesses.

Developed in 2010, it achieved a BREEAM Excellent rating and went on to win the British Council for Offices' 'Best Office in the North' award.

Today, Grosvenor is repositioning The Hive as a destination workplace for Manchester's growing digital and creative industries. The refurbishment will deliver new flexible workspace alongside a hospitality-led amenity offer, including a deli and restaurant, creating a high-quality workplace that combines flexibility, wellbeing and community. The building is set to relaunch in autumn 2026 as Grosvenor's first directly managed flexible workspace outside London.
