Grosvenor invests in building performance technology to accelerate retrofit across UK portfolio

Grosvenor has invested in Aeroseal, a climate technology company specialising in air sealing solutions, as part of its ongoing focus on improving building performance and accelerating retrofit across its UK property portfolio.

The investment reflects Grosvenor’s focus on addressing practical operational challenges within existing buildings, particularly in heritage and complex assets where improving performance can be disruptive, time-intensive and costly. Aeroseal’s technology offers a scalable approach, enabling faster, measurable guaranteed improvements in airtightness and energy efficiency with minimal impact on occupiers and day-to-day operations.

As part of the investment, Grosvenor is working with Aeroseal to evaluate and deploy the technology across selected buildings, with potential for wider application over time. A recent trial in London demonstrated the effectiveness of the approach, delivering 78.5% improvement in airtightness within a live operational environment.

The investment sits within Grosvenor's wider retrofit-first strategy, which prioritises extending the life of existing buildings over demolition and rebuild, reducing embodied carbon while modernising properties for future use. Backing technologies such as Aeroseal is a practical expression of that strategy, testing new solutions against real business needs before scaling them, in support of Grosvenor's ambition to deliver measurable improvements in energy use and carbon emissions, and its goal to be a 1.5°C-aligned business.
