Grosvenor and Mitsui Fudosan UK, alongside construction partner Skanska, have marked a major construction milestone at South Molton, London, with the topping out of 56 Davies Street and 60 Brook Street, two new-build, best‑in‑class commercial buildings at the heart of the West End’s largest mixed‑use development.
Delivered through a joint venture between Grosvenor and Mitsui Fudosan UK, these buildings form the commercial centrepiece of South Molton, Grosvenor’s flagship £500 million investment in Mayfair.
In addition to the new-build commercial element, the 370,000 sq. ft development will deliver new homes, including onsite affordable housing, retail, cafés, restaurants and community and leisure space, alongside greener and more inviting streets and public spaces.
56 Davies Street (71,000 sq. ft) and 60 Brook Street (78,000 sq. ft) will deliver new prime office space into a highly supply-constrained market. Analysis published by the Westminster Property Association in December 2025 indicates that prime vacancy in the Central Activity Zone has fallen to around 0.8%, underlining the acute shortage of best-in-class offices.
Set to become some of the world’s most attractive workspaces, 56 Davies Street and 60 Brook Street will feature a mix of new and existing façades in a design which integrates with Mayfair’s distinctive character.
At 56 Davies Street alone, 4,750 blocks of Portland stone totalling 550 tonnes have been carefully disassembled and are set to be reconditioned and reused, providing part of the new prime office with an attractive and historic stone exterior.
As part of the wider development of South Molton, the UK’s first Oberoi hotel will be located at 40-46 Brook Street, with the Indian luxury hospitality group set to bring their iconic design, world-class service and attention to detail to the Mayfair area.
Once complete, South Molton will support nearly 1,000 permanent roles, reinforcing Grosvenor’s long‑term commitment to investing in a vibrant, inclusive and resilient West End. The development project is scheduled for completion by the end of 2027.

Mitsui Fudosan entered the UK market in 1990.
