Sustainability

Sustainability sits at the heart of how we operate.

As a long-term, privately owned business, we have a tradition of pioneering new approaches to property that respond to the evolving needs of our customers and society.

Today, we are delivering against some of the industry’s most ambitious environmental commitments while focusing our social impact efforts on improving real outcomes for the communities who rely on our places — from residents and workers to visitors, businesses, our own people and supply chain partners.

Our commitments ensure that every decision — whether a new development, an investment, or the day-to-day management of a neighbourhood — seeks to maximise positive environmental and social impact. We call this approach People. Planet. Positive.

By bringing our environmental and social aims together, we create healthier, more resilient places that support wellbeing, enhance biodiversity and help communities thrive. But we cannot do this alone. Achieving a sustainable future that is truly people and planet positive depends on deep, transformative partnerships.

In 2024, we made significant progress in advancing our People Planet Positive strategy and goals.

Our environmental aims

Zero carbon

Our aim is to become a net zero carbon business across all our activities, in line with a net zero science-based target. This means by 2030 we will reduce our emission by at least 52%, rising to 90% by 2040.

But our ambition does not end at 2040. We have committed to being a climate positive business by 2050 and will continue to innovate and stretch ourselves as technology and industry knowledge advances.

Progress overview

  • 38% reduction from 2019 across scope 1, 2 and 3, in line with our target to reduce by 52% by 2030
  • Well ahead of our science-based target (SBT) pathway
  • A significant driver being a 55% reduction in supply chain emissions

  • Published our Approach to Waste, formalising the application of waste hierarchy in developments and operations
  • All projects collect accurate and digitised development waste data
  • Waste-reduction measures are incorporated into the design of all new projects

Valuing nature

Nature has a significant role to play in the resilience of places and supporting health and wellbeing. By changing how we manage our portfolio and designing nature into developments, we will achieve a significant biodiversity net gain by the end of the decade.

Our goals include achieveing a 20% increase in biodiverstiy in our managed spaces and a 100% increase in our developments by 2030.

Progress overview

  • 3.9% uplift in Biodiversity Net Gain in our managed spaces across London
