Sustainability

Our sustainability strategy

We have a long tradition of pioneering new ways of thinking about property, innovating to meet the changing needs and demands of our customers and society.

Being privately owned, we are also able to think long term. We are proud to be delivering against some of our industry’s most stretching environmental targets and an approach to social impact that focusses on improving real life outcomes for the many communities who rely on our places: businesses, residents, workers and visitors as well as our employees and supply chain.

Our commitments provide a framework to ensure that every decision we make – whether it be a prospective development, investment or the day-to-day management of a neighbourhood – considers how we can maximise the environmental and social impact that it can have.

We call this approach People. Planet. Positive.

In 2024, we made significant progress in advancing our People Planet Positive strategy and goals.

Our environmental aims

Zero carbon

Our aim is to become a net zero carbon business across all our activities, in line with a net zero science-based target. This means by 2030 we will reduce our emission by at least 52%, rising to 90% by 2040.

But our ambition does not end at 2040. We have committed to being a climate positive business by 2050 and will continue to innovate and stretch ourselves as technology and industry knowledge advances.

Progress overview

  • 38% reduction from 2019 across scope 1, 2 and 3, in line with our target to reduce by 52% by 2030
  • Well ahead of our science-based target (SBT) pathway
  • A significant driver being a 55% reduction in supply chain emissions

Zero waste

Our zero waste aim fully integrates circular economy principles across our business.

We will eradicate non-hazardous waste from buildings and developments in our control by reducing waste at source, and through reusing and recycling materials.

Progress overview

  • 99.9% non-hazardous development waste diverted from landfill, and 100% for corporate facilities
  • Published our Approach to Waste, formalising the application of waste hierarchy in developments and operations
  • All projects collect accurate and digitised development waste data
  • Waste-reduction measures are incorporated into the design of all new projects

Valuing nature

Nature has a significant role to play in the resilience of places and supporting health and wellbeing. By changing how we manage our portfolio and designing nature into developments, we will achieve a significant biodiversity net gain by the end of the decade.

Our goals include achieveing a 20% increase in biodiverstiy in our managed spaces and a 100% increase in our developments by 2030.

Progress overview

  • 3.9% uplift in Biodiversity Net Gain in our managed spaces across London
  • 2,093m² improvements to green spaces we manage, including 600m² native plants, 1,000m² biodiverse bulb planting, 500m² biodiverse bare soil planting
