Our capital delivers strong commercial returns while helping to address some of the UK's most pressing structural challenges, including increasing housing supply and supporting the decarbonisation of the built environment.

Launched in 2022, our UK property lending business combines the strength of our balance sheet with deep real estate expertise to provide tailored capital solutions across the sector.

Led by an in-house team with experience across the value chain, we have supported the delivery of more than 4,100 homes across the UK to date. We work flexibly across a range of structures, including development, investment and bridge loans, tailoring our approach to the needs of each project and partner.

Alongside residential development, we provide funding for brown-to-green office refurbishments, drawing on our experience of retrofitting and repositioning commercial buildings. We also continue to explore how our capital can support other parts of the real estate ecosystem.

Our ability to move quickly, combined with the insight gained from our own development and investment activity, has enabled us to establish a strong track record with experienced developers and investors nationwide.

Over the next six years, our ambition is to grow our lending pipeline, deploying a total of c.£1bn in projects across the UK.

The Place, Nottingham

Financing high quality student accommodation in Nottingham

A £30m loan facility was provided to MRP’s development business to finance the delivery of a high quality 410 unit PBSA scheme in Nottingham city centre.  

The development features premium student accommodation complemented by extensive amenity provision, including a gym, flexible workspaces, and a rooftop lounge offering panoramic city views. 

The scheme successfully opened in September 2024 and has since stabilised. The loan was repaid following the sale of the asset.

St. Mary's Wharf, Guildford

Regenerating Guildford’s town centre

A £19m bridging and construction facility was structured to support Native Land’s initial phase of works transforming the former brownfield Debenhams site in Guildford at the bottom of the High Street into 180 apartments alongside riverside retail and hospitality space. 

The transaction required bespoke structuring, with a 24-month loan term designed to fund both design development and enabling works. We leveraged our real estate expertise to underwrite the complex demolition of the existing structure and reconstruction of the basement to ground floor slab level. 

The financing incorporated environmental incentives, with Grosvenor providing a margin discount to encourage enhanced sustainability outcomes. The scheme will now utilises stateof-the-art electric heat pumps in place of traditional gas heating systems, delivering tangible environmental benefits.

Chester Street, London

Repositioning a landmark office building

One Chester Street is a landmark office building in Belgravia, located prominently on the corner of Chester Street and Grosvenor Place. The c.50,000 sq ft property benefits from dual frontage and occupies a prime position between Mayfair, St James's and Knightsbridge.

A £53.5 million loan was provided to Beltane Asset Management and TPG Angelo Gordon to support the acquisition and redevelopment of the building. The three-year facility will fund an extensive refurbishment programme to reposition the asset as a high-quality, sustainable office destination.

The redevelopment will deliver Grade A workspace with enhanced sustainability credentials, private terraces and exceptional views, reflecting growing demand for best-in-class office space in central London while extending the life of a well-located existing building.

One Vincent Square, London

Unlocking residential-led redevelopment in central London

A £22.6 million bridge-to-development loan was provided to BauMont Real Estate Capital and Hondo Enterprises to support the acquisition and redevelopment of One Vincent Square, a prominent pre-war building in Westminster. The 48-month facility funded the project from acquisition through to delivery under a single financing solution, supporting the conversion of c.25,000 sq ft of office space into 26 high-quality homes overlooking Vincent Square.

The transaction required a bespoke lending structure capable of supporting a complex transitional asset through multiple phases of its lifecycle. By providing certainty of funding from acquisition to completion, Grosvenor enabled the sponsors to unlock value from an existing building and bring a well-located asset back into active residential use in one of London's most sought-after neighbourhoods.

Our relationship with BauMont Real Estate Capital demonstrates this approach. We have completed two transactions together: a £22.6 million bridge-to-development facility for One Vincent Square in Westminster and a £40 million acquisition and capex facility for Ropemaker Court, a 416-bed PBSA scheme in Manchester. The transactions reflect our ability to provide tailored financing solutions across different asset types and business plans while maintaining speed and certainty of execution.

Bridging loans are an important part of our lending strategy, providing sponsors with the flexibility and certainty needed to unlock opportunities and progress business plans. Our experience across acquisition, planning-led and transitional assets enables us to structure funding solutions that respond to changing project requirements.

We have provided bridge finance to McLaren Property on a number of consented development sites across regional UK markets, including Nottingham, Leeds, Manchester and Bournemouth. By combining responsive underwriting, flexible structures and real estate expertise, we help sponsors access capital efficiently and maintain momentum across their development pipelines.
